Buy New or Renovate?


Most people understandably would like to buy a brand new condo. If you can afford it there are one or two options in Chiang Mai, but things don't always go as smoothly as anticipated. If buying off the plan will it even get completed? What actually happens with that sinking fund contribution? Will it be professionally managed or just end up looking like so many other buildings here?

The second option is to buy into one of the older buildings (i.e. most of them) and undertake a full renovation, essentially making the room brand new and at a fraction of the cost of a new room. The building is already there, and you can see what facilities there are or if they are well maintained. Often the older buildings will be taller, and have better views and locations.

As you no doubt know already, unlike houses, foreigners can own the title deed in their own name. The only restriction being that 51% of any building needs to be owned by Thai nationals, and in general this does not present any pecentage problems in Chiang Mai.

We have the contacts to secure your condo for you, securely, safely and without any headaches such as being overcharged or securing problematic title deeds. This means procuring where you want on your behalf or choosing from one of the rooms we have in stock at the time. These will include the "disaster area" type rooms to ones that have already been beautifully upgraded and fitted out. The choice is yours, alternatively we can arrange plans to be prepared, an upgrade costed and a professional crew to carry out.

After years of selling property in Chiang Mai we do know what buildings are the best, which have problems and those with the better potential for longer term appreciation. We also know after years of inquiries that many people like to just get the condo and undertake their own fit-outs. As such we cater for everyone with every need.

We have seen examples where people buy a condo from building managers or some so-called "renovators" at an overinflated price and even with workmanship that starts to have problems within 6 months. Later if they try to sell they discover that their purchase price was way above market price.

We fully guarantee our own work for 18 months, and are happy to offer reasonable prices that still allow you to on-sell at a profit if desired. Likewise for those wanting to purchase now, but only use part time or retire later, we can find tenants so you have a nice buildup of rental income for when you return. Chiang Mai was never part of the large property appreciation down south, but as in all markets that correction will come, there couldn't be a better time to buy at what are still very reasonable prices.
